Epoxy Flake Floors

Epoxy flake flooring, Caloundra to Brisbane

Epoxy flake flooring is a layered system, not a coat of paint. Tom grinds the slab back, lays two epoxy base coats, broadcasts colour flake through it and seals the lot under a polyaspartic topcoat — in garages, sheds, patios, alfrescos and driveways, from his base in Caloundra right down to Brisbane.

How the system works

Four layers, laid in order.

A flake floor looks like one surface, but it's built in layers. The slab is diamond-ground first so the epoxy has clean, open concrete to bond to. Two epoxy base coats go down, with coloured flake broadcast through until the colour is even. Once it's cured, the loose flake is scraped back and a clear polyaspartic topcoat seals it all in.

That topcoat is the layer that takes the wear — hot tyres, spills, dropped tools and Queensland sun. None of it works without a sound bond underneath, which is why the prep gets done properly first.

Old tiles, glue and failed coatings come up as part of that prep, and cracks and pitted patches get repaired before anything goes down.

The process

How a flake floor gets done.

  1. Look and quote

Tom comes out, has a look at the slab and whatever's on it, and quotes for free.

  2. Prep to suit the slab

Diamond grinding back to sound concrete. Tiles, glue and failed coatings come up; cracks and pitted patches are repaired.

  3. Base coats and flake

Two epoxy base coats, with your chosen flake broadcast through until the colour is even edge to edge.

  4. Scrape and seal

Loose flake is scraped back, then the floor is sealed with a polyaspartic topcoat.

Why flake

Hard-wearing, and it stays looking tidy.

  • Seals the concrete dust

Bare concrete dusts up onto everything stored on it. A flake floor seals the slab shut.

  • Spills sit on top

Oil, fuel and coolant sit on the surface until you wipe or hose them off, instead of soaking in.

  • Hides the history

The base coats and flake cover old patches, stains and marks in the slab — the pattern does the rest.

  • UV-stable topcoat

The polyaspartic topcoat is UV-stable, which is what you want on a floor that sees the sun.

  • Seamless, hose-clean

No grout lines, no joins for grit to sit in. Sweep it or hose it and it comes up clean.

  • Often goes over tiles

In a lot of cases it goes straight over existing tiles. No jackhammer, no skip bin.

Questions

Epoxy flake flooring questions.

How much does epoxy flake flooring cost on the Sunshine Coast?

It depends on the size of the area and the condition of the slab, so there's no honest flat rate. Prep — grinding, crack repair, and lifting old tiles, glue or coatings — is usually what moves the number. Tom quotes for free once he's had a look.

What's the difference between a flake floor and a DIY epoxy kit?

The prep and the build. A DIY kit is generally a thin coat rolled onto concrete that hasn't been ground, which is a common reason they lift. Tom's system is diamond grinding first, then two epoxy base coats, colour flake broadcast through, and a polyaspartic topcoat.

Can epoxy flake go over existing tiles?

Often, yes. In a lot of cases a flake floor goes straight over existing tiles, which saves lifting them. Loose or damaged tiles have to be dealt with first, so Tom checks what's there before quoting.

Can you fix a peeling or worn epoxy floor?

Usually. A coating that's lifting generally has to be ground back to sound concrete before anything new goes down, while a floor that's sound but worn or dull can often be recoated. Tom will tell you which it is once he's seen it.

Is an epoxy flake floor slippery?

Flake adds texture to the surface, but how much grip you need depends on where the floor is — a wet alfresco or a sloping driveway is a different job to an indoor garage. It's worth raising at the quote.
